Terms of cancellation
The housing agreement is a legally binding agreement. Students will not be released from their agreement for financial, dietary or non-emergency medical reasons. However, students may request a housing agreement cancellation under certain conditions (documentation required):
- The student withdraws from the university or does not enroll in classes
- The student participates in an academic program that requires residence outside the Miami-Dade/Broward area
- The student is dismissed or suspended for academic reasons or student conduct reasons
- The student participates in an FIU sponsored and approved study abroad program
- The student has graduated before the end of the agreement.
- The student gets married after signing the agreement
- The student has an emergency medical condition that was not pre-existing when the agreement was signed
- The student receives military orders for active duty
FIU Housing will assess the fee for all approved cancellations of this agreement and any fees in accordance with the agreement.

Students may have the fee waived for special conditions. A student who has his/her cancellation fee waived is still responsible to pay for the full amount of the assigned room prorated rent based on the nights of occupancy.
Cancellation without fee
- The student does not receive a room assignment
- The student receives military orders for active duty
- The student is academically disqualified
- The student receives an approved FIU medical withdrawal
- The student is graduating before the end of the term of contract*
- The student is a visiting international student*
- The student is an academic exchange student.
*Spring semester only
No cancellations shall be made after the end of the 6th week of the applicable semester during the fall or spring semesters, or the 3rd week of the summer semester. Students leaving after that time are considered early check-outs and forfeit all rights to any refund. The denial of a cancellation request is final and not subject to an appeals process.

Medical cancellation
Should a student have a medical need that would preclude them from living in housing, they may request a medical cancellation. Housing works closely with Student Health Services and the Disability Resource Center to fulfill requests and maintain total confidentiality. Medical information is not shared with FIU Housing. Students should consult with these offices to determine if a cancellation is warranted.
Housing agreement buyout
If the cancellation request is denied, the student must buyout the housing agreement to end residence. If the student chooses to buyout, she or he must take the following steps for approval:
- Email housing@fiu.edu before the end of the 6th week of the fall and spring semesters or 3rd week for summer term.
- Pay a flat rate of $2000 for Fall and Spring or $1000 for Summer term.
- If the student has a meal plan, she or he must also pay any portion of the meal plan that was used.
